First and for most:
ANYONE INTERESTED IN USING THESE PEOPLE”S SERVICES PLEASE STAY AWAY!
This has to be the worst management company in all off Florida. Where do I begin. First, the office staff is rude beyond belief. The receptionist Ms. Santos treats callers as if they are beneath her. She disrespects them and hangs up on them. Numerous complaints have been made but she is still employed. So much for nepotism being frowned upon. Secondly, this company purposefully holds on to checks being sent in order to people charge late fees. On numerous occasions I have sent an HOA payment 3 weeks in advance only to be informed a month later that the payment was received late. On several occasions I have been told that my payment was never received but upon tracking the money order down with the postal service I was informed that the check had been received at the address but the check had not been cashed. They purposefully sit on uncased payments in order to generate more revenue via late fees. UNACCEPTABLE! The amount of tomfoolery being conducted by this company is quite disturbing. Thirdly, no matter how much one complains to management they do nothing to remedy the situation.
I that anyone reading this comment heeds my warning: EPM is corrupt. STAY AWAY!

Went above and beyond to help us Heather is a superstar of EPM! Our AC broke and needed to be removed. The vendor needed to bring the crane on the property to pullout the old AC unit but we needed board approval for that. Usually the review of these kind of requests take some time but Heather took it under her control and we got an approval very quick. Without her assistance God knows how long we’d stay without an working AC. I’m so thankful she went above and beyond to help us solve our issue. Keep it up Heather!!

While our community might have had issues, EPM was hired to help get things back in place and the owner promised he could do just that at the interview meeting.

Through the 1 year they were our management company we went through 3 different property managers. One of them was due to the manager not replying to emails and the board asked for a new property manager. The other 3 property managers EPM removed them just as things were starting to get moving and the board had to basically start all over again working with a new manager.

No would not recommend this company.

ORIGINAL REVIEW :Absolutely one of the worse property management companies you can ever deal with.

The owner himself came to our property and what a great salesman he was. He promised good communication, fast turn around time, drive throughs of our community and sounded wonderful.

Once they became our property manager the PM never had enough time to do a complete drive through of our community (we have less than 300 single family homes in our development) so nothing ever got followed up on. They kept changing property managers so any issues one might have had they had to start all over with again. They paid vendors for work to be done that was never done. No follow through what so ever.

I would be willing to bet most of the 5 star reviews recently are not actual reviews and are paid for. Scroll back a little more for some real reviews with words to back their reviews. Also check the reviews on Yelp for this company as well.

And they will nickel and dime you like crazy!!!

I work with many property management companies and no management company compares to the care and dedication they provide for their communities. In addition to their above and beyond attention to detail, they reply to any questions or concerns within minutes and always have a smile on their face. I highly recommend exclusive property management, as it’s much more than just a job to them.
